According to “The civil building design general rules”, ordinary buildings and structures (referred to the building products) designing service life is for 50 years.
According to American authority consulting organization analysis, from different categories of engineering project, the operation and maintenance cost is 5-10 times cost of the construction by using 40 year’s cycle and a 5% discount rate in the life cycle of construction.
The application of energy saving measures of building is affected by many factors, the engineering cost, maintenance and policy support, and so on.
Since reforming and opening, our urban residential construction keep growth fast, most current residential buildings are in peak of construction, used golden period, large-scale construction engineering maintenance and update will go into higher period in a few years later.

Effect of Pre-Crack on Fatigue Behaviors of Concrete under Tension and Compression Loading Guo Mengmeng1, a *, Feng Zhongren1, b, Wang Xiongjiang1, c 1School of Civil Engineering and Architecture, Wuhan University of Technology, Wuhan, China a86312385@qq.com, bFengz515@163.com, c395339861@qq.com Keywords: concrete; fatigue behavior; pre-crack; S-N curve; tension and compression loading; finite element Abstract.
Introduction A large number of engineering practice shows that in spite of taking certain measures in the design, construction and maintenance of concrete, it could not completely eliminate cracks in concrete structures.
So concrete mostly have been used into engineering with existing crack.
